Further north, Yuba City and Plumas Lake tend to offer larger lots and newer construction at lower price points, making them popular with both first-time buyers and downsizers looking to stretch their budget. Wheatland sits between Sacramento and Yuba City and provides a small-town feel with competitive pricing.
Many of my clients find homes in the $350,000 to $700,000 range across these communities, which is a meaningful difference from what they'd pay in San Francisco, San Jose, or even the closer Sacramento suburbs.

Dining out, local services, and entertainment are generally more affordable in communities like Yuba City and Wheatland compared to larger metro areas.
Commute and Transportation
If you're moving to Northern California for a job in Sacramento or working remotely, communities like Lincoln and Plumas Lake offer reasonable commute times with the benefit of quieter neighborhoods and more space. Yuba City is roughly an hour north of Sacramento, making it a practical option for hybrid workers or those who don't mind a freeway commute a few days a week.
For retirees and downsizers, the commute matters less — and what matters more is proximity to healthcare, family, shopping, and the lifestyle you want. All five communities I work in offer good access to medical facilities, grocery stores, and recreational activities.
